Here's a once in a lifetime opportunity to own a piece of historic malleswaram:


Malleswaram was a suburb established in the year 1899 to facilitate the planned, structured growth of a booming bengaluru.


In 1917 a gentleman called jayarama aiyar bought or inherited at least 2.25 acre property very close to today's cluny convent. In 1936, by when mr. Aiyar had retired from the goverment of mysore as the revenue secretary, mr. Aiyar sold a piece of property measuring 235 feet x 105.5 feet to my maternal grand father - Mr. H. Rangachar. My mother was 6 years old when the property was bought. My mother and her siblings all grew up on this property and in the palatial bunglow that stood on this property. When my maternal grandparents passed away, my mother inherited a 60x40 front facing site that was carved out of the property. And when my mother passed away (My father predeceased my mother), me and my brother inherited this site.


A quick description the site: It's a front facing, west facing site on 11th main road with the western perimeter of the site (Which is the 40 feet) along 11th main road. It's in a quiet part of malleswaram, yet very close to all amenities:


- Malleswaram railway station (From where you will in a few years be able to board a local train to kial, whitefield, kengeri, bommasandra) is but a 5 minute walk away. So is the malleswaram facility of manipal hospital - The srirampura metro station is a nice, easy & pleasant 15 minute walk away). The namma metro network will soon take you to whitefield, electronics city and all the city's hotspots - The entrance to the bellary road highway that gets you to kial is easily accessible and so is the tumkur road and mysore road highways so you can fulfill the wanderlust in you. And talking about travel: The bangalore city and yeshwanthpur railway stations are a short distance away - The matri and the orion malls are minutes away, so is the world trade towers; And peenya is just a short distance away; Manyata and the it hub on outer ring road (At least the northern part of the hub) is a short drive away - Iconic eating joints like ctr, veena stores and raghavendra stores are a short walk away - Excellent schools, hospitals and all types of dining and entertainment are easily accessible - You like to walk or go for a run? The inner streets of malleswaram are very quiet and easy to walk on. But you prefer a walking track? The sankey tank is brisk walk or a short drive away


This site has some excellent trees and you can architect your dream house around these trees. Or you can build as you like.


The part of the site we inherited was the garden and the driveway to the palatial bunglow my grandfather had and my suspision is that this site has not been built on or lived on for the last many centuries. So imagine that: It's like a virgin land. If you build and live there, you would be the first people to live on this piece of land. Imagine you are like kempegowda, establishing your own kingdom fit for the king/queen you are


The water table in the site is excellent and the fact that our site has laid vacant for the last 15 years, undisturbed is pehaps a big reason why the copious availability of ground water without having to drill too deep

Though our asking rate is not a steal (We are proud of the land we have inherited and own and expect an appropriate price for our property), the next 2-3 years will see a bunch of development around the area:


- The local trains will provide connectivity to kial, whitefield, electronics city, kengeri, tumkur, etc. - The namma metro network will connect whitefield, silk board, electronics city, outer ring road, kial, etc.


Because of these and our site's proximity to rail and metro networks property prices will appreciate over the next 2-5 years.


The only downside/disadvantage: The area could get increasingly commercial.
