Sector 92 is a developing area in New Gurgaon. Thanks to seamless connectivity via IMT Road, Pataudi Road, Western Peripheral Road and the National Highway-48, it has witnessed a high response from homebuyers. Property prices in the sector have increased by around 50 percent over the last three years to Rs 6,050 per sq ft (Source: 99acres). Office goers to Manesar Industrial Area and other commercial hubs in the vicinity significantly contribute to the housing demand. Monthly rental for a 2 BHK unit is approximately Rs 10,400.

Sector 78, Gurgaon

Located along the Southern Peripheral Road, Sector 78 has shown a price increase of 35 percent over the last three years. Sudesh Yadav, Owner, Vrindapropmart, Gurgaon, shares, "Properties in Sector 78 are reasonably priced at around Rs 5,000 per sq ft. Raheja Developers and Umang Realtech are some of the developers having housing societies here. However, as the area is still evolving, some patches are deserted at night." The average monthly rental for a 2 BHK home in Sector 78 is approximately Rs 13,000. Majority of the inventory available for sale here is residential apartments in multi-storey gated societies.

Sector 62, Gurgaon

Situated along the Golf Course Extension Road, Sector 62 has witnessed around 33 percent growth in the home values in the past three years. The current prices stand at around Rs 12,400 per sq ft, and the monthly rentals for a 2 BHK home average at Rs 50,000. The sector is close to the Sohna-Gurgaon Road and directly connected to the Golf Course Road and Gurgaon-Faridabad Road. The rapid metro station at Sector 56 is just four km from Sector 62. The micro-market offers a mix of independent builder floors and residential apartments; however, the latter occupies over 90 percent of inventory share.

Sector 95, Gurgaon

Located near the Dwarka Expressway, Sector 95 also offers seamless access to the National Highway (NH) 48 and the Western Peripheral Expressway. Gaurav Luthra, Owner, Onkar Properties, shares, “Housing inventory in Sector 95 primarily includes mid-segment and affordable homes.  Units configured as 2 BHKs priced below Rs 50 lakh are the most preferred housing type. The sector has faced water supply issues in the past; however, they have now being sorted as the canal water supply is available."

Sector 95 displayed a close to 28 percent increase in property values over the last three years. The values currently average at Rs 4,100 per sq ft, and the monthly rental for a 2 BHK home is approximately Rs 10,000.

Nirvana Country, Gurgaon

Nirvana Country is a micro-market developed by the Unitech Group near the Golf Course Extension Road. It has a lot of residential options in the ready-to-move category. The new commercial centres being developed along the Golf Course Extension Road and near the Nirvana Country have been driving the housing demand here. The area has shown a positive trend with respect to prices, as home values have surged by around 25 percent over the past three years. Sector 68, Gurgaon

Located along Gurgaon-Sohna Road, Sector 68 witnessed close to 13 percent appreciation in the home values that currently hover around Rs 7,600 per sq ft. The area is about one km from Golf Course Extension Road and enjoys smooth connectivity via Southern Peripheral Road. However, the nearest metro station, Sector 55/56 is about 11 km away. Sector 104, Gurgaon

Sector 104 is situated off the Dwarka Expressway, a fast developing residential market in Gurgaon. It is located close to the Gurgaon Railway Station and the old Gurgaon areas. Currently, the Sector is not on the metro map, and the nearest metro station is more than 10 km away at Huda City Centre. However, a metro station has been proposed in the new metro expansion plan from Huda City Centre to Sector 23, Gurgaon route. ATS Group, Godrej Properties, Puri Constructions and Hero Realty are some of the builders developing housing societies here. Sector 99, Gurgaon

Sector 99 is a thinly populated area with plenty of open spaces and green environs. Developers such as Vatika Group and Assotech Group have launched premium housing projects in this neighbourhood. The price escalation in Sector 99 has been around 18 percent over the last three years. Sector 65, Gurgaon

Sector 65 is among the most sought-after residential sectors along the Golf Course Extension Road. Builders like M3M Group and Emaar India Builders have developed luxury housing projects here. Flats in high rises, especially of 3 BHK configurations, comprise close to 50 percent of housing stock. The growth has; however, come with its own infrastructure challenges, especially for internal roads. The authority has planned an underpass near Vatika Chowk to ease traffic movement; however, it has been underway since 3-4 years.

The Sector has shown a YoY price increase of 17 percent over three years, with purchase price averaging at Rs 11,500 per sq ft. Monthly rental for a 2 BHK home is about Rs 26,000.

Sector 72, Gurgaon

Along the Southern Peripheral Road, Sector 72 has recorded a nearly 20 percent hike in property values in the preceding three years. Offering a significant share of 3 BHK and 4 BHK units, home values in the Sector are priced at around Rs 9,950 per sq ft. Reviewers on 99acres have rated Sector 72 maximum on ‘connectivity’, ‘lifestyle’, ‘environment’ and ‘safety’ parameters. Access to DLF Cyber City at 14 km and NH-248A have also boosted the housing demand in the area. Fazilpur, a tenant in the area, while reviewing the Sector highlighted that ‘well-lit streets’, ‘safe environment and ‘several schools and ‘markets nearby make Sector 72’ good for living. However, ‘internal roads require maintenance’.
